We are big believers in pre-market inspections, especially for single family homes. This means you pay an inspector to inspect your home before it goes on the market. The cost for this is usually between $400 – $700. It allows us to fix any items that come up in the inspection report before the home goes on the market. Sometimes buyers will even waive doing their own inspection if they can read your inspection report. If you’d like to do a pre-market inspection, let me know and we will arrange for it. If you want, we can even be present for the inspection so you don’t have to take any additional time off work.
Doing a pre-listing inspection is one of the biggest things you can do to help allay any concerns for both you and the buyer. It may also increase the likelihood that you will get a strong offer quickly. Why? No one wants an unknown. In today’s competitive market buyers are feeling very nervous because they are often losing out in multiple offer situations. PLUS, as the seller, if you already know what, if any, potential concerns there are in the home it can help you to properly evaluate offers when they come in because you will know everything there is to know. This allows you to either negotiate back toward your list price or helps you to be realistic about what to expect during the negotiation process. It is a small investment upfront to make sure your transaction goes as smooth as possible.
