Now that the appraisal and inspection period has ended, it’s safe to put the closing date on your calendar. As the seller, you have the option to attend settlement or to pre-sign all of your documents. A lot of sellers choose to skip settlement and not sit through the buyers signing all of their loan documents. Let us know at least a week ahead of time if you would like to pre-sign your documents.
*IF you are married, but your spouse is not on the title/deed/mortgage, in the state of PA they are still required to sign closing documents.
*IF you jointly own the home, but are unmarried, BOTH parties must sign.
*IF you are in the middle of a divorce, well before this point we would have had communication and documentation from the attorneys as to how the proceeds are to be distributed. The title company MUST disperse funds according to settlement agreements so please don’t ask.
Make sure to bring photo id to settlement and/or pre-signing as all signatures must be notarized.
